The questions people actually ask.

The online estimate already told me what my home is worth. Why do I need you?

Algorithms can't see inside your house. They don't know you replaced the furnace, or that the basement leaks, or that your kitchen renovation was done properly versus done for photos. Those factors routinely move a GTA valuation by six figures in either direction. A walk-through by someone who understands construction is the difference between a guess and a number.

Is commission negotiable, and what do I get for it?

Commission is always negotiable in Ontario, and I'd rather earn it than defend it. What you're buying is the spread: professional pricing, prep guidance that returns multiples of its cost, full marketing exposure, and negotiation. On a typical GTA sale, the difference between a well-run and a poorly-run launch dwarfs the fee. I'll show you the math in person before you commit to anything.

Should I wait for the spring market?

Sometimes yes, and I'll tell you when. But "spring is better" is an average, not a rule. Inventory in your specific segment matters more than the calendar: a well-prepped home in a low-inventory January often beats a crowded May. We look at your street's actual competition and decide from data.

I'm buying, can't I just find homes myself online?

You absolutely can, and you should, Property.ca is excellent for it. But finding the home was never the hard part. Knowing that the "renovated" flip has a 15-amp panel behind the drywall, or what the winning bid strategy is against seven offers, is where representation earns its keep. As your ABR®, my duty is to you, not the seller, and my construction background works exclusively for your side.

Are pre-construction and assignments too risky right now?

They're unforgiving of casual buyers, which is different from risky. In this market there are genuine opportunities on assignments, but only if you understand builder consent, HST implications, occupancy costs and the closing math before you sign. That's exactly the paperwork-and-numbers territory an engineer enjoys. Bring me the deal before you commit, not after.

What areas do you cover?

It's the perfect time. A 15-minute call a year before you buy is worth more than a panicked one the week you find "the one." I help renters plan the path from leasing to owning, the conversation costs nothing, and there's no pressure on your timeline.

About Michael

Engineering first. Real estate because of it.

Michael Gauer came to real estate the unusual way. He grew up around building, renovations and hands-on construction, then studied Electrical Engineering at Toronto Metropolitan University (Ryerson), graduating at the top of his class. He learned what makes a house good, and what makes one merely look good, before he ever helped anyone buy or sell one.

That background changed what clients get from him. Michael holds a home inspection certification, so when he walks a property you're not getting adjectives, you're getting an assessment. When he recommends prep before listing, the numbers come from someone who has priced and performed that work, with hands-on experience in renovations, investment properties, flipping and construction. And when a deal involves builders, assignments or renovation potential, you have a broker who speaks the language fluently on your side of the table.
